Koelhuis Village

Koelhuis Village is a community backbone within the Koelhuis District that will complete the offering of the district with essential infrastructure. It includes affordable housing units, communal indoor and outdoor spaces, artist studios, maker spaces, as well as courtyards that are fully accessible to non-residents, with public art, retail, and greenery.

The integration of hospitality venues and studio spaces within residential areas ensures that there is always something happening, be it a new exhibition, workshop, or community event. In this high-density inner-city development, our goal is to create a space that contributes to human well-being. We believe that the village concept is fundamental in enhancing livability. This concept not only fits the district itself but also aligns with the 15-minute city principle. Eindhoven is already quite livable with its 15-minute spirit, and we aim to enhance this by enabling many activities within a 5-minute walking distance. The community spaces are designed to encourage social interaction and a sense of belonging. We are achieving this village spirit through several fundamental elements: courtyards, greenery, diverse sizes and types of makerspaces, collective spaces, and diverse programs during the week and weekends, keeping the district alive. The blend of these elements increases livability and interaction for inhabitants and users.
